1. SELECT A REALTOR AND ESTABLISH A RELATIONSHIP

First, we will meet with you to establish your motivations and objectives for selling your home. We will discuss your needs and analyze your resources and concerns, as well as walk through your home to give you ideas on how you can get the best possible price and terms.

The more precise and direct you are with us, the more successful we will be in accomplishing your goals, so please tell us EVERYTHING you think might be helpful!

2. PREPARATION AND RESEARCH

Once we have determined your motivations and objectives, we will do all the necessary research to help you make the decisions you will need to throughout this complex process of selling. Now is when our work really starts to ramp up! See the YOUR PROPERTY tab for more information that we have already gathered for you.

3. EXAMINE AND CHOOSE A SERVICE OPTION FEE & MARKETING

You will have the opportunity to choose a marketing plan that best suits your needs and resources. More information is located on the OPTIONS & FEES tab of this packet. We will help you find the method that will result in the highest and best terms possible for the sale of your home.

If you have ideas or want something that is not listed, ask us! We strive to stay on top of the marketing world, but new ideas are popping up every day that may be even more effective at selling your home than the strategies we have used in the past and know to work well. We are willing to work with you in any way we can and are happy to create a custom package that meets your needs.

4. ESTABLISH AN ASKING PRICE, NEGOTIABLE PERSONAL PROPERTY, AND TITLE COMPANY

We will not insist on a certain list price or range. Instead, we will help you establish the best asking price based on the market and your goals. It’s our job to guide you through the process, not tell you what to do. We are here to give you the information you will need in order to make this tough decision. More information is available under our SELLING PROCESS tab. After the price is established, we will prepare all of the necessary paperwork we will need in order to formally list your home, and choose a beginning list date for showings to start.

It’s up to you to decide what personal property is included in the sale of your home. By default, the listing contract states that anything “attached” is included. So for example, the curtain rod that is screwed into the wall is included, but the drapes that hang from them are not. We should discuss anything that is attached, like a kitchen chandelier, which you intend to take with you when you move. We will need to exclude it in our listing agreement and MLS input.

You have many choices in title companies to insure the sale of your home, and the choice is yours on whom to hire. If you owned your home for less than 5 years, your original policy from your purchase may contain a “reissue rate” clause and may be cheaper than a new policy. Please let us know if this may apply to you. If a reissue rate is not available, we highly recommend Chicago Title or Land Title, both of which have offices all over the metro-Denver area and are competitively priced. However, the choice of who to hire is yours, and we are here to help you obtain the information you will need in order to decide.

5. SHOW YOUR HOME TO PROSPECTIVE BUYERS

We will work together with a company that sets showings on your home and verifies that all agents who will be coming through your home are licensed. They will be in constant communication with you, and you will be able to make changes and requests concerning appointments through their online application or through us at the office at any time!

Any time we get a “sign call”, a lead from REALTOR.com or any other online lead from an unrepresented potential buyer, one of the three of us will set the appointment and show your home as soon as possible. While we will never “double end” a deal, it’s in our best interest to show the home to every single interested party in order to fully represent you as the seller. Our policy is that we do not typically provide open houses. The reason for this is because we believe it puts your home at risk for theft, and the only true advantage is that we may obtain a new client. It is usually curious neighbors and people looking for something to do on a weekend that shop at open houses. It is very rare that a potential buyer will walk into an open house qualified and ready to buy, and even more rare that this particular home meets their needs.

Typically, the best buyers for your home have already hired an agent or will call the listing agent for a private appointment, which will happily accommodate ASAP. If, however, you would like your home held open while it’s for sale, we are staffed and able to do so. Please just ask.

Additionally, ask us about our special Home Beacon option, which allows you to be notified when a showing agent leaves your home so you can return earlier. It’s listed in our OPTIONS & FEES tab.

6. NEGOTIATE CONTRACT(S)

When an offer comes in, we will notify you immediately and send you an offer review, including the pros and cons of the offer. We will assist you in negotiating all offers until we have an acceptable contract. YOU decide what offers to accept, reject, or counter. We are simply here to guide you through the process, the options, and market conditions that will affect this and future offers.

We will be happy to give you suggestions and our job is to make sure you understand all of the options available to you, but will not push you into any decision. You are in complete control through this process and we will behave in your best interests at all times while guiding you through this process.

7. CLOSE

We will coordinate between you, the buyer’s agent, and the closing agent/title company. We will be sure that all documents are in order and that you fully understand every part of the transaction prior to signing any closing documents and completing the sale of your home.

You can expect closing to take a couple of hours. You will need to let us know in advance if you are not going to be in town during your closing date so that we can make alternative arrangements, whether it be signing in advance or creating a POA (Power of Attorney). You will be able to request your proceeds either in the form of a title company cashier’s check or wire transfer. *It can take up to 48 hours after signing to receive your funds.

Additionally, we can provide copies of your entire transaction in paper form, or as electronic versions. At the end of your closing, you will have successfully sold your home!
